Inspections
The Building Official shall examine or cause to be examined all buildings and structures for which a permit has been issued to enlarge, alter, repair, move, demolish or change the occupancy thereof. Inspection of all buildings and structures shall be performed using scheduled periodic inspections during construction and a final inspection upon completion of the work for which a permit was issued.
A record shall be generated of every such examination and inspection and of all violations of the City Building code, and the corrections or disposition of such violations.
The Building Official, upon notification shall make the requested inspections and shall either indicate the portion of construction that is satisfactory as completed, or notify the permit holder as his or her agent within the same fails to comply with this code. Any portions that do not comply shall be corrected and such portions shall not be covered or concealed until authorized by the Building Official.
The Building Official, upon notification from the permit holder or his agent, shall assure that the following inspections have been made and that either the portion of the work completed has been approved or the permit holder or his agent has received notification by leaving written notice at the job site, wherein the same fails to comply. It shall be the responsibility of the permit holder to confirm that mandatory inspections have been approved before proceeding with any additional work.
Inspections are typically performed between 7:45 a.m. and 4 p.m. We generally do not provide inspection times because of the unpredictability of the building inspection process. You may contact the individual inspector on the morning of the inspection between 7:30 a.m. and 8 a.m., at 321-608-7900 requesting a timeframe or advanced notice. Again, the inspector may not be able to provide this information.
Additionally, you may log in to the Building Department website and locate your inspector's proposed route for the day, which may provide you some insight as to a timeframe for inspection (#5 out of 10 inspections scheduled). However, this is a proposed route, which cannot be guaranteed because of the unpredictability of traffic, scheduling, delays, research and/or inspection duration that inspectors encounter on a regular basis.
It shall be the contractor's responsibility to provide inspector access to all roofs over one story in height.
Important Note: Inspection of Single-Family Structures
- Inspector must request permission to enter structure.
- Inspector shall not enter any enclosed yard fence without permission to enter.
- If Inspector has door answered by a minor, the Inspector shall not enter structure without an adult present.
- If the property is vacant, please contact the Inspector on the morning of the inspection to make arrangements.
